Here you will find cancellation conditions and important information for a carefree vacation at our residence hotel in Valsugana.

CONDITIONS
General terms and conditions flats HOTEL and VILLA Da Remo/Villa Erika
Here you will find the cancellation conditions and important information for a carefree holiday in our Residence Hotel in Valsugana.
The prices are per unit per day with a minimum stay of 7 nights.
The flats will be available to you from 3 p.m. and must kindly be vacated by 10 a.m.
Prices include: bed linen, TV, heating, safe (only in the hotel) and free Wi-Fi in all rooms.
 
No smoking
Smoking is prohibited in all flats and public areas.
 
Booking confirmation
For the definitive confirmation of the booking, a deposit equal to 30% of the total amount of the booked stay with a minimum of € 100,00 is required by bank transfer.

For stays of less than 7 nights there is a 10% surcharge
For stays of 4 to 5 nights there is a surcharge of 20%.

Animals
We reserve the ground-floor flat with independent entrance for people with pets only on request. Please indicate the presence of animals when booking. Animals 5,00 € per day.

1. General terms and conditions
Please read the conditions carefully and respect the rules, including the cancellation conditions and the payment conditions. If not respected, it is possible to lose all rights to stay, without waiving the obligation to pay. The rental conditions concern the agreement between and the client. Any change of agreement between client and < Residence Hotel Da Remo and Villa Da Remo/Villa Erika > regarding the rental conditions or other information must, in order to be valid, be communicated in writing. Any modification wholly or partially mentioned in other ways, or not appearing in the general conditions will be considered as not valid. 

2. Maximum number of occupants
The rented flat may not be occupied by more persons than indicated at the time of booking or indicated in the description of the apartment; this number includes children of any age. Any visitors must be notified in advance. This also applies to visits from guests staying at the hotel. 

3. Prices and method of payment
By making the down payment, the client declares that the general terms and conditions have been read and accepted. The cost of the reservation must be paid according to the deadline specified below:
Upon confirmation of the reservation, the client pays a deposit of 30% of the total amount of the reservation with a minimum of €100.00. Payment of the remaining amount must be made at least 4 weeks before arrival.
Payment can only be made by bank. The credit card only serves as a guarantee.

4. Check-in and Check-out
On arrival, customers must show their passport and/or identity card to the person in charge. In addition, a deposit of €100.00 may be required.
The arrival times for check-in/out s are as follows - Check-in from 15.00 - 20.00 hours - Check-out before 10.00 hours

5. Changes, defects and assistance
It is the client's responsibility to inform < Residence Hotel Da Remo and Villa Da Remo/Villa Erika> immediately in case of problems, or report any defects within 48 hours of arrival. We will always try to take special requests into account. 

6. Client responsibility
The tenant has the responsibility to treat the flat with respect and is responsible for any damage caused by him , any other member of the party or any own pet. Rules for leaving the flat: The tenant is obliged to leave the flat tidy: All crockery, coffee maker, microwave, pans, etc. cleaned and ready for next use, fridge emptied and turned off before departure , flat left wipe clean. WC and shower left tidy. Rubbish must be taken away even if the final cleaning is included in the price. If any of the above are not respected, part or all of the deposit will be retained depending on the situation.
The client is responsible for any material or physical damage caused by him or his pet during the stay, including damage for which he is insured. The client has the obligation to behave in such a way that he, the co-occupants of the rented property and any pets do not cause nuisance to the neighbours or in the immediate surroundings. In the event of inappropriate or unacceptable behaviour, the right is reserved to terminate the rental contract immediately and without notice , In this case, no refund or partial refund of the costs paid for the stay is bound. Barbecue is not allowed. 

7. Responsibility of the Residence Hotel Da Remo and Villa Da Remo/Villa Erika
< Residence Hotel Da Remo and Villa Da Remo/Villa Erika > are not responsible for any change which does not directly affect the hotel, villa or flat (e.g. increase in tourist tax, closure of roads, closure of shops, work on roads or buildings, damage to surroundings). Also, < Residence Hotel Da Remo and Villa Da Remo > is not responsible for changes in weather conditions, local laws with special regulations that might affect your holiday, etc. In the interest of possible future developments, < Residence Hotel Da Remo e Villa Da Remo/Villa Erika > reserves the right to modify the rental conditions by notifying the clients who have already booked. Errors and omissions are reserved.

8. Conditions and Terms
The conditions for cancellations are as follows:
- Cancellation up to 6 weeks before departure: a commission of Euro 100,00 will be charged
- Cancellation from 6 to 4 weeks before arrival: 30% deposit will be charged
- Cancellation from 4 to 2 weeks before arrival: 50% of the total amount will be charged
- Cancellation less than 2 weeks before arrival: The total amount will be charged
In case of late arrival, early departure or non-arrival we will charge the entire period of your booked stay.
 < Residence Hotel Da Remo and Villa Da Remo/Villa Erika > are not liable for cancellations due to force majeure such as cancellation of flights, natural disasters, riots, fire, wars and similar events. Such force majeure must be covered by travel insurance. We therefore advise clients to take out this insurance policy after booking to protect themselves against the cost of cancelling their holiday.

9. Services included in the price
For a one-week stay in one of our flats, the following services are included in the price:

BEDDOODS - this is provided based on the number of guests booked. An extra change is possible at an additional cost of euro 7.50 per person.
CLEANING - Upon arrival, the flat is delivered to guests clean and tidy. It is possible to book an extra intermediate cleaning, request at least one day in advance. The cost of this is to be agreed according to the service requested.
Not included are: cleaning products, personal hygiene products, toilet paper, etc.
